The temperature is dropping every day, and Michigan winters can be hard on your residential roof. The key to stopping serious damage or even a failed roof is maintaining it. But eventually, every roof needs to be replaced. One of the most important decisions you can make as a homeowner is to replace your roof before any serious damage is done to the interior of your home, as well.

At J&J Roofing in Roseville, our residential roofing contractors are experienced in helping homeowners by installing beautiful residential roofs. In this post, we’ll discuss some of the signs it may be time to replace yours.

Here are three signs it’s time for a new roof on your home:

1.      Apparent Visible Damage

Sure, you can climb up on top of your roof and examine it for damage, but we don’t recommend it. In most cases, the worst kinds of visible roof damage will be readily apparent without climbing on top of a ladder. Look for missing shingles, broken flashing, and shingle particles in your gutter. Curling and cracked shingles or dark spots on your roof are also a sure sign that your roof may need to be replaced.

2.      Aging Roof

A good residential roof can last upwards of two decades, but climate, maintenance, and attic ventilation can all play a role in your roof’s lifespan. It’s a good idea to have your roof checked if it’s more than a few years old to assess the degree of maintenance it needs or determine if it needs to be replaced. If your roof is past the two-decade mark, it’s probably time to go ahead and replace it.

3.      Recurring Ice Dams

If you’ve ever seen ice dams form along the eaves of your roof, this is usually indicative of problems with your roofing ventilation or insulation. Ice dams can cause serious damage to your roof, particularly when temperatures stay below the freezing level for more than a few days.

They occur when snow and ice melt due to the warmer temperatures inside your home only to end up refreezing at the edge of your roof. We can also help you prevent future ice dams by installing adequate insulation in the attic.
